BRING YOUR BOAT! Rebuild the existing Pier or use the Goose Creek Public Boat Ramp that is adjacent to the lot. You can also dock your boat at the Marina for a nominal fee. The Goose Creek Marina and Popular Pit and Pub Restaurant are 100 yards from the lot. The former pier needs to be renovated but the existing wooden pilings housed a 1,610 square feet Seafood Shanty that housed a plentiful daily catch of crabs and oysters. It was the most prosperous seafood businesses in the area. Hurricane Sandy destroyed the Seafood Shanty but the MD Dept. of Health ensured the sellers that a 1,610 square feet building could be rebuilt and the pier could be replaced. Inquiries of the Health Department and Planning and Zoning during July, 2023, revealed that a permanent Commercial structure could be built on the lot as long as it didn't have a toilet and a sink because the lot is too close to open water to build a septic system. The lot is secured by Stone and Concrete Rip Rap. The County will approve a structure the same size of the former 1,610 square feet Shanty. The lot use is presently zoned as Maritime, Commercial, Residential (MRC) and Maritime and Commercial activities are allowed; however, the Health Dept. has not granted a septic system for a permanent Residential structure. Please refer to the horizontal red lines in the last photo of the lot to see exactly where the structure can be placed.
